Sunnyside Village is a Christian Senior Living Community where you can enjoy your independent lifestyle in our welcoming residential neighborhood. Experience the warmth and essence of the casual “home-town” feel of the Village.

As health needs change, Village residents receive priority consideration to transition to higher levels of care. Additional care services include assisted living, short-term rehabilitative, long-term comprehensive care, and palliative care all located within our distinctive, 35-acre campus.

Attractive duplex homes, villas, and garden apartments were designed with the emphasis on comfort and convenience. A variety of floor plans allows you to personalize a home that expresses your style. Emergency call systems come equipped in each home.

With home maintenance and groundskeeping provided by Sunnyside, you can focus on enjoying friendships, and scheduled recreational, educational, fitness activities, and spiritual enrichment programs.

Housing Types

The spacious duplex homes, consisting of one bedroom/one bath and two bedrooms/two baths have an attached large single-car garage, and when available, a screened lanai. Each home has ample storage, three-foot doorways throughout, equipped with an emergency call system, and all-electric appliances, including a washer and dryer.


Each villa has a screened lanai for enjoying the beautiful Florida weather. Choose from floor plans with ample storage in two bedrooms/two baths, two bedrooms/one bath, and one bedroom/one bath designs. Each home has three-foot doorways throughout, equipped with an emergency call system, all-electric appliances, and has easy access to a shared laundry room.

gardenGarden Apartments

The village garden apartments have screened balconies with an option to overlook the sparkling lake and the beautiful grounds. These all-electric apartments are available in one or two bedrooms with one, one and a half, or two baths. Each home has three-foot doorways throughout, equipped with an emergency call system, and all-electric appliances, including a washer and dryer.

Holleran Highest Honors in Resident Satisfaction

Sunnyside Village participates in resident satisfaction surveys on a regular basis to assure residents have an opportunity to share about their experiences at Sunnyside. The survey firm, Holleran, has developed a full-service research service over the last two decades and is a recognized leader in consumer satisfaction research, including residents, family members, and employees. They report national response rates above 70%, some as high as 80% and 90%. Holleran assigns Highest Honor recognitions when scores exceed the 90th percentile and are significantly above their National Benchmark. In the most recent resident satisfaction survey, Holleran, Inc. reported that Sunnyside resident survey responses exceeded Holleran’s 90th percentile National Benchmark, and consequently received Holleran Highest Honors recognition:

What type of community is Sunnyside Village?

Sunnyside Village is a Christian senior living community with a neighborhood of independent living residential homes. Additional care accommodations of assisted living, short-term rehabilitation, and long-term comprehensive nursing care all reside within our distinctive 35- acre community.

Is Sunnyside Village church-affiliated?

Sunnyside Village is a not-for-profit corporation affiliated with the Sarasota-area Mennonite churches. The churches provide corporate members who elect the volunteer Board of Directors. The Board is responsible for directing the operations and development of Sunnyside Village.

Do I have to be a Mennonite to live at Sunnyside Village?

No, approximately 6 percent of our residents are affiliated with the Mennonite church.

What are the age and health requirements for Village admission?

The minimum age for residency in the independent living neighborhood is 55 years old. Residents are required to comply with the independent living requirements of tenancy.

What is the size of Sunnyside Village?

Our campus is approximately 35-acres in size. Homes are situated along winding streets designed to form low-density neighborhoods.

How many independent living homes are there at Sunnyside?

  • 38 Duplexes with attached garages; model choices: two bedroom/two baths, and one bedroom/one bath homes
  • 66 Villas with assigned exterior parking; model choices: two bedroom/two baths, two bedroom/one bath, and one bedroom/one bath homes
  • 122 Garden Apartments with assigned covered parking; model choices: two bedroom/two baths, one bedroom/one & half baths, and one bedroom/one bath homes

What does it cost to move to Sunnyside Village?

Sunnyside residents purchase a lease which presently ranges from $92,500.00 to $332,100.00.

What happens to my money when I leave Sunnyside Village?

Upon termination of the lease agreement, a resident (or his/her estate) receives 70% of the original lease price or the current lease price of the living unit, whichever is lower. The refund percent will reduce by two tenths (0.2) of a percentage point per each full month of occupancy for a maximum of fifty months. The refund will remain at 60% after that. Payment will be made by Sunnyside Village upon receipt of funds from another Lessee under a new lease agreement.

What about food service?

Sunnyside has a dining room open for lunch and dinner. Twenty meals per person are included in the monthly payment. Additional meals and meal delivery are available for a fee.

What about housekeeping and laundry service?

There is no housekeeping or laundry service provided in the independent residential neighborhood. The laundry equipment is provided and serviced by Sunnyside Village.

What about activities?

Scheduled activities and events are distributed on a printed monthly calendar. Event information may also be accessed from a resident app or viewed on Upcoming events are highlighted at the weekly Wednesday morning Coffee & Fellowship time.

May I bring a pet along to Sunnyside?

Dogs are not permitted. A cat, bird, or tropical fish are allowed. A pet policy is part of the application for admission.

Is smoking allowed at Sunnyside?

There is a no smoking policy for independent living residents. Visitors are not permitted to smoke indoors or on a lanai anywhere on campus. Smoking is also discouraged outdoors.

May I have guests in my home at Sunnyside?

Residents may have overnight visitors in their homes at no additional charge for two weeks. Sunnyside guest rooms are also available for family and friends of residents. Guest room fees vary and have a maximum stay of two weeks.

What happens if I become ill and require more care?

Sunnyside does not provide medical services for independent living residents other than first aid by staff. All other medical emergencies will be handled through 911 services. Sunnyside residents receive priority consideration (upon availability) to move into Sunnyside’s different levels of care.

What are the other levels of care at Sunnyside Village?

• Sunnyside Therapy: inpatient and outpatient care
• Sunnyside Manor Assisted Living (ALF License # 0007952)
• Health & Rehabilitation Center: short-term rehabilitation and long-term nursing care

Each level of care has separate terms and agreements that provide the freedom to move from the community for any reason.

Is your Health & Rehabilitation Center Medicare or Medicaid certified?

Sunnyside Health & Rehabilitation Center is Medicare and Medicaid certified. Medicare provides limited time coverage for short-term rehabilitation. Medicaid is a state and federal program that helps with medical costs for people with limited income and resources.
