Today’s seniors expect more from a retirement community, and Sunnyside Retirement Community always exceeds those expectations with our attractive duplex homes, villas, and garden apartments for the convenience of seniors with active, independent lifestyles.

Surrounding the lake on the 33 beautiful acres of Sunnyside Village, the Retirement Community has the feel of luxurious condo living with a campus-like atmosphere. Each of the various floor plans is designed for comfort, security and maintenance-free living. Each residence has an emergency call system, monitored 24 hours a day by the Sunnyside Village Health Center. Sunnyside Retirement Community offers residents a fair, sound investment with an equity plan. All services are delivered by caring, competent staff.

The spacious duplex homes, consisting of one bedroom/one bath and two bedrooms/two baths have large attached garages, ample storage, and when available, screened lanais. Each home is equipped with all-electric appliances, including a washer and dryer.


Each villa has a screened lanai for enjoying the beautiful Florida weather. Floor plans with ample storage in two bedrooms/two baths, two bedrooms/one bath, and one bedroom/one bath apartments are available. Each has easy access to a laundry room with washers and dryers and all-electric appliances. Three-foot doorways throughout each offer wheelchair accessibility.

gardenGarden Apartments

The garden apartments at Sunnyside Retirement Community have screened balconies that overlook the sparkling lake and the beautiful grounds. These all-electric apartments are available in one or two bedrooms with one or two baths, have a washer and dryer, covered parking, and three foot doorways throughout.

Holleran Highest Honors in Resident Satisfaction

Sunnyside Village participates in resident satisfaction surveys on a regular basis to assure residents have an opportunity to share about their experiences at Sunnyside. The survey firm, Holleran, has developed a full-service research service over the last two decades and is a recognized leader in consumer satisfaction research, including residents, family members, and employees. They report national response rates above 70%, some as high as 80% and 90%. Holleran assigns Highest Honor recognitions when scores exceed the 90th percentile and are significantly above their National Benchmark. In the most recent resident satisfaction survey, Holleran, Inc. reported that Sunnyside resident survey responses exceeded Holleran’s 90th percentile National Benchmark, and consequently received Holleran Highest Honors recognition:

Q – What type of community is Sunnyside Village?
A – Sunnyside Village is a Christian community for persons 55 years and older that seek a care-free lifestyle in their own home with the benefit of services and programs. The residential independent living neighborhood provides duplexes, villas and three-story garden apartments.

Q – Is Sunnyside Village church affiliated?
A – Sunnyside Village is affiliated with a group of Sarasota area Mennonite churches who have formed a not-for-profit corporation. The churches provide corporate members who elect a board of directors. The board is responsible for directing the development and operations of the not-for-profit retirement community.

Q – Do I have to be a Mennonite to live at Sunnyside Village?
A – No, approximately 5 percent of our residents are of the Mennonite faith.

Q – What are the age and health requirements for admission?
A – Persons must be 55 years old or over. Residents must meet our criteria for independent living.

Q – What is the size of Sunnyside Village?
A – Our campus is approximately 35 acres in size. Homes are situated along winding streets designed to form low-density neighborhoods.

Q – How many independent living homes are there at Sunnyside?
A – There are 38 duplexes with attached garages and model choices of 2 bedrooms / 2 baths and 1 bedroom / 1 bath homes. The majority of the duplexes have screened lanais. There are 66 villas with screened lanais and assigned exterior parking. The villa choices include 2 bedrooms / 2 baths, 2 bedrooms /1 bath, and 1 bedroom / 1 bath homes. There are 122 garden apartments with lanais and covered parking. Apartment choices include 2 bedrooms / 2 baths, 1 bedroom / 1-1/2 baths, and 1 bedroom / 1 bath homes.

Q – What does it cost to move to Sunnyside Village?
A – Persons moving to Sunnyside purchase a Life Lease which presently ranges from $90,300.00 to $310,400.00.

Q – What happens to my money when I leave Sunnyside Village?
A – Upon termination of the lease agreement, a resident (or his/her estate) receives seventy percent (70%) of the original lease price or the current lease price of the living unit, whichever is lower. Each year this percentage is reduced by one (1) percent until it reaches sixty percent (60%), where it remains thereafter. Payment will be made by Sunnyside Village upon receipt of funds from another Lessee under a new lease agreement.

Q – What about food service?
A – Sunnyside has a dining room open for lunch and dinner. Twenty meals per person are included in the monthly payment. Additional meals and meal delivery are available for a fee.

Q – What about laundry service?
A – The duplexes and garden apartments have their own washers and dryers. Two villas share a laundry room, complete with washer and dryer. The laundry equipment is provided and serviced by Sunnyside Village.

Q – What about activities?
A – Each month residents receive a calendar of scheduled special events. Announcements of upcoming events are highlighted at the weekly Coffee Hour, Wednesday morning from 8:00-9:30 a.m.

Q – May I bring a pet along to Sunnyside?
A – Dogs are not permitted. A cat, bird, or tropical fish are allowed. A pet policy must be signed at closing.

Q – Is smoking allowed at Sunnyside?
A – No, Sunnyside Village is a smoke-free community.

Q – May I have guests in my home at Sunnyside?
A – Residents may have over-night visitors in their homes at no additional charge for two weeks. Sunnyside guest rooms are also available for family and friends of residents. Guest room fees vary and have a maximum stay of two weeks.

Q – Are there other levels of care at Sunnyside Village?
A – Sunnyside has a Health & Rehabilitation Center which provides short-term rehabilitation and long-term nursing care. Sunnyside Manor is our Assisted Living Facility (ALF). Sunnyside residents have priority entrance (upon availability) to all levels of housing on campus. Each level of care has separate terms and agreements.

Q – Is your Health Center Medicare or Medicaid approved?
A – Sunnyside’s Health & Rehabilitation Center is Medicare and Medicaid certified. Medicare provides limited time coverage for short-term rehabilitation. Medicaid is a state and federal program that helps with medical costs for people with limited income and resources. Q – What happens if I become ill and require more care?
A – Sunnyside residents have priority entrance (upon availability) to move into Sunnyside Manor, our assisted living facility, or Sunnyside Health & Rehabilitation Center if they require more care.
